Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a non-domestic building must keep fire safety equipment maintained and in efficient working order. For most fire alarm systems that means regular servicing by a competent person, a logbook kept up to date and faults dealt with promptly.
We maintain conventional and addressable systems. A service visit covers the control panel, power supplies and standby batteries, a proportion of detectors, call points and sounders, and any interfaces such as door release or plant shutdown. Results are recorded in the logbook and any defects are reported with clear recommendations.
When a system has been looked after by another company, or nobody is sure of its condition, we carry out a takeover assessment. This establishes what is installed, whether it is working as designed and what needs attention before we take on the maintenance.
Between visits we provide practical fault finding for panel faults, earth faults, device faults and false alarms, which are often caused by detectors that no longer suit the way a room is used.

Common questions about fire alarm servicing
How often should a commercial fire alarm be serviced?
BS 5839-1 recommends periodic inspection and servicing at intervals not exceeding six months. Your fire risk assessment or insurer may set further requirements.
What is the weekly fire alarm test?
BS 5839-1 recommends that a different manual call point is operated each week to check the system raises the alarm. The responsible person, or someone they appoint, normally carries this out and records it in the logbook.
What is the difference between conventional and addressable systems?
A conventional system reports which zone an alarm or fault is in. An addressable system identifies the exact device, which makes finding faults and responding to alarms faster in larger buildings.
Can you take over maintenance of an existing system?
Yes. We start with a takeover assessment so we understand the system's condition and records before agreeing a maintenance schedule.
Why does my fire alarm keep giving false alarms?
Common causes include detectors in the wrong place for how a room is now used, steam or dust, ageing devices and wiring faults. We trace the cause from the panel history and the site rather than simply disabling devices.
